Planning Applications

Permitted development

Some developments do not require full planning permission. They can be built on permitted development rights. In this instance we can apply for a Certificate of Lawful development, which is something a solicitor may request when you are selling your property to confirm your development is exempt from planning. 

Full planning permission

For developments that require full planning permission we visit site to conduct a feasibility study and provide you with a comprehensive fee proposal. We conduct a full measured survey of your property and take your design brief. Draw detailed planning drawings on Autocad and submit them to the local authority. Deal with the local authority on your behalf.

Building Regulations Applications

Whilst not all types of development require full planning permission the vast majority will require building regulations approval.

 

In addition to the planning drawings as part of our service we produce building regulations drawings that consist of sections through the building and a full specification for the works. 

Full Plan Submission

We will send the plans to your local authority building control or approved inspector prior to the build work for approval. The building inspector visits your site at different stages and inspects the work as it progresses to ensure the works are completed in accordance with the approved plans.

Building Notice

A 48-hours notice of your intention to start building work which lets the local authority know that you will be complying with the regulations. The building inspector will inspect the work at various stages and will advise you of any problems. This option is the riskier of the two as you are proceeding with unapproved plans, better suited to small scale projects.

The Party Wall etc. Act 1996

If you are planning a loft conversion, an extension, or works to a wall that stands on a boundary line you may need to serve notice under Section 1, 3 or 6 of the party wall act. 

 

If your neighbour dose not respond or dose not respond favourably to the notice it is deemed that a dispute has arisen. They must then appoint a surveyor to safeguard their interests. The two surveyors will then produce a party wall award, which will normally contain a schedule of condition of the neighbour’s property backed up by photographic evidence prior to the works starting.

 

Ellis Associates Bexley Ltd are party wall surveyors and can guide you through this process. We act as surveyors for both building owners and adjoining owners.
